How the broker exam differs

The broker exam runs 200 questions over 4 hours and requires 75 percent, a meaningfully higher bar than the salesperson test. The seven content areas keep the same published weights, but the questions reach deeper. Expect broker-level material on supervision duties, branch office administration, trust account management, property management, commercial and income property, and the financial analysis behind investment decisions.

Sit the first exam as a timed diagnostic, then use the per-area ranking on your results page to target study where the points are. All eight exams are distinct, so a second exam measures progress rather than memory.

What exam day allows

The state exam is multiple choice with four options per question, and the DRE lets you bring a silent, battery-operated, pocket-sized calculator so long as it is not programmable. The Department supplies the scratch paper, because computations may only be written on paper it furnishes. Cell phones are barred from the room entirely, including during breaks. That matters more at broker level, where the investment and financing questions carry the most arithmetic, so every math question here is solvable on a basic calculator.

Who needs the broker license

A broker license lets you operate independently, employ salespersons, and be responsible for trust funds and supervision. The exam weights those responsibilities accordingly, which is why Practice of Real Estate and Mandated Disclosures alone is a quarter of your score.
